Destination St. John Villa Rental Policies


Cancellations 60 or more days prior to arrival are non-refundable unless property can be re-committed for reserved dates. If property is recommitted for your dates, a 15% service fee will apply. No refunds will be issued within 60 days of arrival, under any circumstances. We STRONGLY urge you to purchase travel insurance.

Check In & Check Out

Our check in time at the villas is 3 PM, and checkout time is before 10AM. This time is necessary to adequately clean and prepare the home for incoming guests. Rarely, an exception can be made when possible, but only with prior approval from Destination St. John


Like everywhere else in the world, there is always some construction on St. John. While we make every effort to alert our guests to nearby construction as we hear of it, no refunds or compensation will be due to guest because of construction issues.


Any accidental damage up to $500 is covered by your security deposit waiver.
However, damages that are due to negligent, malicious or abuse are not covered by this policy. In this case, charges will be made on guest credit card for full amount of damages, including attorney’s fees when necessary.


A representative from Destination St. John will greet you when you arrive to our island. Depending on what car rental agency you use, your greeter could meet you at the dock or the office of your car rental agency. If you arrive by car barge, they will meet you at the car barge gates. You will then follow the greeter out to your home for a thorough tour and overview of the property, its unique features as well as house rules and contact information. Due to liability restrictions, our greeters are not permitted to carry guests or their luggage in their vehicle.

Guest Limit

Total number of guests permitted at your villa is limited to the number for which the villa has been confirmed and paid for. If additional guests are added, Destination St. John must be notified prior to your arrival, and additional fees paid in full.
Any misrepresentation will be reason for immediate eviction from villa, with no refund.

Housekeeping/Maid Service

All homes are thoroughly cleaned prior to your arrival. There are plenty of extra towels and linens, and laundry facilities are at your disposal at the villa. On all stays of one week or less, no additional housekeeping services are provided. If you are staying 10 days or more, one additional cleaning will be offered per week at no additional charge. However, more frequent maid services are available to our guests at additional charge.


Flying and crawling insects, (and unfortunately rodents too) are part of tropical life. While all of our homes are exterminated on a monthly basis, you may see these creatures. No refunds will be issued due to insect sightings.


Lost keys will incur a $100 replacement fee.

Late Arrival/Early Departures

No refunds will be given for late arrival or early departure under any circumstances. No refunds will be given base on reduction of party size from original booking. Trip insurance is highly recommended.

Late Night Arrivals

Any arrivals after 8 PM will be charged a late pick up fee of $100.


Guest assumes full responsibility for all activities and conduct occurring at this property, including all actions of guests and their invitees or family members. Guests hereby agree to indemnify and hold harmless both Destination St. John, and homeowners from all claims, damages, lawsuits, or injuries occurring upon the rented premises, including all legal fees associated with such.

Maintenance Issues

Destination St. John makes the maintenance our highest priority, but just like at your own home, things do break from time to time. In the event of a breakdown or malfunction, we will make every effort to get it repaired or replaced as soon as possible. However, these things often take much longer in the islands, due to equipment availability out of our control. With that said, no refunds will be entertained for mechanical failures of non essential items. This includes, but is not limited to air conditioning, hot tub, pool or spa, dishwasher, washer/dryer, TV, etc.


In addition, no refunds will be allowed for local utility outages, including power outages, telephone or water outages, as well as disruptions in cable / satellite TV service or internet service.


Please be respectful with regards to noise at your rental villa. Please think about your neighbors, some are on vacation too, but others are going to school or work the next day! St. John has an island-wide sound ordinance which requires loud noise and music to be ended by 10PM. This law is enforced, and police may be called if you do not comply.


Destination St. John requires a 50% deposit to confirm reservation, with balance due 60 days prior to your arrival. Forms of payment include Visa and Mastercard. We also accept personal checks.

Personal Items

Destination St. John is not responsible for any personal items that are lost, misplaced, stolen or forgotten at the villa. If you feel you have left something behind, we’ll make every effort to locate it and return it to you, at guest expense.


While we love animals, pets are not accepted at any Destination St. John property. Penalty includes $500 charge to your credit card on file, and eviction of all tenants of property, as well as forfeiture of all rental amounts paid.

Room Tax

All rental fees will include the Virgin Islands Hotel Tax, which is currently 12.5%.


All homes are equipped with tourist safes for your security. These safes are programmable with your own unique combination.

Security Deposit Waiver

A $75 non refundable security deposit waiver will be charged on every rental. This fee offers you coverage for any accidental damage or breakage up to $500. Should any applicable event occur, you must contact Destination St. John to report damage in order to be eligible for this benefit.

Service People

The home you are in is maintained by a staff of maintenance, landscaping, pool and extermation professionals, who service your home on their schedule. Should you want total privacy, please let us know so our staff can schedule accordingly.


Smoking is not permitted in any of Destination St. John properties. Any evidence or odor of smoking in any home will result in a $1000 charge for cleanup and damage. This charge will be placed on guest credit card.


We reserve the right to substitute equal or better accommodations for guests when the rented villa is unavailable for any reason, including sale, damage, undergoing repair or any valid reason. If equal or better accommodations are not available, Destination St. John will offer guests a credit for any payments made toward a future stay.


All telephone service in the homes are local only (St. John, St. Thomas, or St. Croix). Long distance service may be obtained by calling collect or using a calling card, available at all local markets. Any long distance charges billed to home during guest stay will be billed to credit card on file.


All homes are stocked with plenty of towels, beach towels and bed linens for your stay.

Transportation to Villa

Our greeters do not transport guests. Due to liability restrictions, they are an escort only. You must rent a vehicle(s) large enough to transport all of your guests and your luggage.


There is no neighborhood trash removal here on St. John. ALL trash must be taken to nearby community dumpsters, on a daily basis. Failure to do so will be considered negligent damage and subject to $100 trash pick up fee, charged to credit card on file.

Vehicle Rentals

All guests are required to rent a 4 Wheel Drive vehicle. This is the norm on St. John, since our roads are steep with many sharp curves. Many of our homes are on rough or unpaved neighborhood access roads. Destination St. John is happy to help make these arrangements for you.

Villa Gatherings/Weddings

No receptions, gatherings or parties of any kind are permitted at your villa, without written permission from management. Additional fees apply.
